We will conclude a specific contract tailored for our agency or a standard rental contract for at the period of least 2 years. Within our cooperation, you receive services andfacilities of a public institution you can rely on.

APARTMENT MANAGEMENT

We provide technical support, handle contracts and all related administration. We will insure the apartment with a renowned insurance company, inspect it and keep it in good condition. We also address neighbourhood relations.

SUPPORT OF TENANTS

The provided apartments are offered by us to our carefully selected clients. These are mainly low-income individuals and families, often single-parents, seniors or the disabled. Our clients and tenants can always benefit from our support with the housing matters and in case of need also services provided by social workers.

With us, not only will you gain the stability and services of a public institution, but you will also help people in housing need to find home and to crack down on poverty dealers.

FREQUENTLY ASKED QUESTIONS

How do you set up the offered amount of monthly pay to house owners?

The specific amount of the monthly guaranteed income, as offeredto the owner,is determined by the selection committee on the basis of:

  • layout and size of the apartment
  • quality and equipment of the apartment
  • availability of services and the risk of segregation around the apartment

The apartment´s standard of quality and equipment is determined by a prescribed evaluation form which is filled in during the viewing. The evaluation form (in Czech) can be downloaded and filled out in advance.

The size of the apartment is divided into several categories: small, medium and larger apartments over 65 m2 of floor space, which we mainly demand for our clients. Above 70 m2, we offer a reduced rate for each additional m2.

What if my apartment remains vacant?

You will be paid the full amount of monthly pay regardless of the apartment´s occupancy.

Is it worth using your services if I earn less than if I rented the apartment myself?

Yes, it pays off. The statistics show that more than 20% of house owners encounter issues with tenants, be it that theydo not pay their rent or something else. With us, it is guaranteed that you receive the monthly pay, as we take on the risk of non-payers and vacant apartments. In addition, we will save you an average of 60 hours of your time per year and, above all, concerns related to the maintenance of the apartment.

What contract shall we sign?

In case the offered apartment is selected, it is possible to sign a contract on the provision of an apartment or a rental contract with the owner, co-owners or the cooperative member.

The contract for the provision of an apartment combines elements of property management and a rentalcontract. It thus constructs a similar legal relationship, such as entrusting a property of the City of Prague to a municipal district or an NGO, but on a private level, where our service exercises the rights and obligations of the owner in dealing with the entrusted property to the extent defined by this contract.

The rental contract is adapted to include our guarantees regarding property management. So for whatever option you decide, you will have our services guaranteed.

How about the deposit? Are you going to pay it instead of tenants?

We do not require any deposit from our clients, becauseat the same time we offer the owners other sufficient forms of guarantees and services that replace the role of the deposit. Thanks to these guarantees, you don’t have to worry about the apartment being returned damaged. In addition, the payment of the guaranteed income is not tied to whether we manage to collect the rent from the tenant. You are always sure that the guaranteed income will be paid in full and on time, and you can also choose an advancepay for up to one year.

By not requiring a deposit as part of the rental relationship with the client, we respond to the fact that for the majority of those in need, the deposit represents a fundamental obstacle to obtaining a standard rental contract, as they do not have sufficient financial reserves to pay for it.
